- "Good - Faith" Itemized Preliminary (Rough) Estimate
- Risk Assessment - Labor and Material Review.
- Construction Consulting Agreement (10% of Trade Costs; NEGOTIABLE)
prE-CONSTRUCTION | BIDDING
DELIVERABLES:
- Contractor Referrals / Bid Collection - 2/3 per trade.
- Final Itemized Proposal - Consolidated Bids (optional escape clause: if 10% > than "good-faith" estimate.)
- Permit Documentation (i.e. plat of survey, drawings/dimensions, specifications, etc.)
- Permit Submissions Assistance
- Material Take-Off's (Owner-Provided Items)
- Master Schedule - Lead Time Analysis

- Conduct Trade Kick-Off Meetings - Review Total Scope w/ each trade.
- Coordinate Trades - per Master Schedule.
- Assess Potential Risks - Change Order(s) Review, if Any.
- Perform Frequent Quality Control Internal Audits
- City Inspection Assistance - Scheduling / Interpreting Result(s)
- Daily Logs and Transparent Communication
- In-House Construction Team Assistance - as needed.

- Internal Quality Control Audit
- Final Inspection Assistance - Scheduling / Interpret Results (Passed / Failed)
- Create Punchlist and Coordinate Trades for Completion
- In-House Construction Team Assistance - as needed.
COMPENSATION
BASELINE: 10% of Trade Costs
ADDITIONAL: In-House Construction Team Cost(s), if any.
